New Construction Inspections in Las Vegas
When to Schedule New Construction Inspections
A new home goes through several stages before you get the keys. Having it inspected at the right points lets you find problems while they're still easy to fix, instead of after the walls are closed or you've moved in.
Before You Start
Check the Third-Party Inspector Box
When you go under contract, your builder will give you a large stack of paperwork to sign. Somewhere in it, there's usually a question asking if you plan to hire your own third-party inspector. Check yes.
If you miss it, you can usually still have your home inspected. It may just take a few extra steps to get your inspector approved for the job site.
Scheduling
Connect Us With Your Builder
Every builder has different requirements for third-party inspectors. The most important step you can take is connecting us with your builder as early in your building process as possible. We'll take care of the rest.
Three Stages
The Three New Construction Inspections
01
Pre-Drywall Inspection
Before insulation and drywall
Once framing, plumbing, electrical and HVAC are roughed in, we inspect the framing and structure, plumbing lines, wiring, ductwork and mechanical equipment. If the roof and exterior are far enough along, we look at those too.
Build schedules move around, so this date usually starts as a window and gets set as the stage gets closer.
Pre-Drywall Inspections02
Pre-Closing Inspection
Before your walkthrough and closing
When your home is finished, we inspect it before your blue tape walkthrough. Anything damaged, missing or not working right gets documented so it can be taken care of before you move in.
This date is usually firmer, since it's tied to your closing.
New Build Inspections03
11-Month Builder Warranty Inspection
Near the end of your first year
After almost a year in your home, things start to show up: settling cracks, doors and windows that stick, slow leaks or drainage issues. We document them so you can submit them while your warranty is still active.
Call us 4 to 6 weeks before your one-year anniversary.
Builder Warranty InspectionsEvery inspection comes with a detailed report that includes photos and videos.

If You Only Choose One
Choose the pre-drywall inspection. Once the walls are closed, what's behind them is much harder to see and much harder to correct. If you add a second, make it the pre-closing inspection.
