What are the 10 most common defects in Las Vegas homes?
These are the issues we write up most often in Las Vegas homes:
- Water leaks and damage under sinks
- Hose bibs missing anti-siphon attachments
- Missing or damaged seals in bathrooms
- Water stains or damage in the garage
- Water heater missing a sediment trap
- Electrical panel with missing or unclear circuit labels
- Water heater nearing the end of its expected service life
- Roofing seals and mastic that need improvement
- Missing or damaged roofing material
- A low point in the water heater's TPR discharge pipe

We also accept cash. Credit cards are accepted with a 3% fee. We do not accept checks.
When will I receive my report?
Most reports go out the same day, and nearly all are delivered within 24 hours of the inspection. Homes over 3,500 square feet may take up to 48 hours.
How do I read my report?
Your report is built in Spectora, an inspection software that's easy to use on your phone or computer. Every finding has photos and videos right next to it. To get the most out of it, watch this short Spectora video before you dig in. You can also see real examples on our Sample Reports page.
Can I show up to the inspection?
Yes, absolutely. If you come, we ask that you hold your questions until the end. It's hard to inspect a home while holding a conversation, and that's when things get missed. Most clients arrive toward the end of the inspection.
Can we go over the report together?
Yes. If you can't make it to the inspection, we can set up a report review call on Google Meet. It works like Zoom but doesn't need an app.
- Join from a laptop or desktop. A phone isn't ideal for this call.
- Read through the report before we get on the call.
What items do inspectors not check?
In Nevada, home inspectors do not check:
- Cosmetic items
- Landscaping systems
- Security, audio visual and Wi-Fi systems
- Water softeners
- Termites
What are inspection restrictions?
Restrictions are physical and safety limits we run into during an inspection. Some examples:
- Fall hazards: We don't climb ladders onto roofs taller than 10 feet. Most of our roof inspections are done by drone, but we can't fly in restricted areas, such as near airports, wildlife areas or hospitals.
- Seller's belongings: We can't move a homeowner's belongings, and furniture or stored items can hide a defect, intentionally or not.
- Crawlspaces: We do not inspect crawlspaces underneath homes.
- Attics in homes built before 1978: We don't enter these attics because of the risk of friable asbestos.
